Representative example calculation
For a green mortgage loan of RON 350,000, granted for a period of 25 years, repayable in 300 equal monthly instalments*, if the income is paid into the current account opened with Intesa Sanpaolo Bank and life insurance is opted for, the costs are as follows: fixed interest rate for the first 3 years of 4.89%, variable interest rate from year 4 of 7.74%, consisting of IRCC (5.55% on 01.07. 2025) + fixed margin of 2.19%, file analysis fee of LEI 600, current account administration costs of LEI 0/month (cost valid if accessing an account package from the current offer, for the duration of the package holding, otherwise LEI 8/month), DAE is 7.69%, monthly payment amount LEI 2,114.35 in the first 3 years and LEI 2. LEI 665.88 from year 4 onwards, total amount payable RON 786,865, which also includes the PAD insurance premium of LEI 130/year, respectively LEI 453/year for the optional policy (estimated amount, assuming the policy is taken out through the bank), and the life insurance premium of an estimated 0.0259%/month, applied to the loan balance.
If the income is not paid into the current account opened with Intesa Sanpaolo Bank and the life insurance is waived, the interest rate becomes 5.70% for the first 3 years, IRCC + 3.00% thereafter and DAE 8.53%.
