What criteria you need to fulfill
- Minimum age: 19 years
- Maximum age at loan maturity: 65 years for salary income / 70 years for pension income
- Minimum net income: 4,000 Lei
- Length of employment: 12 months total experience and 4 months experience with current employer
- Advance payment: from 15%
Other costs
- Completion of the Valuation Report with an ANEVAR-accredited valuer with whom the bank does not co-operate. The cost of the appraisal is indicated by the appraiser, according to the appraiser's price list and you will pay it separately from the loan;
Notarial costs related to the property mortgage;
- Registration of chattel mortgages with the RNPM: the cost is borne by the bank.
- Notary fees for property mortgage;
- Taking out PAD insurance, the cost of which is 130 LEI/year and optional insurance, the cost of which is indicated by the insurer of your choice and is paid separately from the loan;

For a green mortgage loan worth 350,000 LEI, granted over a period of 25 years, repayable in 300 equal monthly installments*, if the income is collected in the current account opened at Intesa Sanpaolo Bank and life insurance is opted for, the costs are as follows: fixed interest rate in the first 3 years of 4.89%, variable interest rate starting with year 4 of 7.77%, consisting of IRCC (5.58% on 01.04.2026) + fixed margin of 2.19%, file analysis fee of 600 LEI, current account administration costs of 0 LEI/month (cost valid if an account package from the current offer is accessed, for the duration of holding the package, otherwise being 8 LEI/month), APR is 7.71%, monthly payment amount 2,114.35 LEI in the first 3 years and 2,672.09 LEI starting with year 4, the total payable amount 788,604 LEI, which also includes the PAD insurance premium of 130 LEI/year, respectively 453 LEI/year for the optional policy (estimated value, assuming the policy is concluded through the bank), as well as the life insurance premium in an estimated value of 0.0259%/month, applied to the loan balance.
